I call this place "luxury dim sum".
Very high quality ingredients, great atmosphere and staff.

I ordered a few items from the menu, some steamed, and some other regular dim sum dishes. The food tasted great. Everything was well seasoned, not too fatty or greasy. These baked bbq pork buns are seriously my favorite food ever! They're so flaky and moist on the inside with sugar and crunch on the outside. Shiu Mai was not dense and fresh tasting , service was fast. Everything was clean and organized. I am not sure why this location has gotten so many negative reviews maybe the food portion is not much for the price.

This is my 2nd time here. It had a nice ambiance. Efficient staff and the selection was Awesome. I highly recommend. I got to try food from my childhood and it brought back memories. It was a good feeling. I am looking forward to going back. Good food , nice service and clean atmosphere.

. ordered chicken feet , spicy wonton , shrimp dumplings, pork rib and hot sake .. only thing I like is hot sake and chicken feet .. rest of food is wasted .. chicken feet was super small portion .. shrimp dumplings wasn't fresh.. spicy dumplings tasted so bad .. service was good .: smells lots of bleach inside the restaurant..they need to improve food quality.. it's nice busy shopping plaza no one is here except 2 table ..

Dim sum is good, same as we ate in Asia, I recommend to you if you like dim sum!

It was pretty good. Servers are nice. I would definitely recommend. Not the best tasting dim sum, but definitely is good tasting! If you are in the area and craving dim sum, definitely recommend.

Don't expect the normal experience with the women pushing carts. But it has al the classics with some new favorites including spicy wontons and cucumbers. The Shumai was delicious and the Bao is so different than any other Bao. It doesn't disappoint.

my friend stayed over to visit from Palm springs and ordered us dim sum with congee for breakfast via door dash! I was pleasantly surprised how fresh and yummy the dishes are. shocked to see they only got 3 stars especially in Irvine! Anyways maybe it's the staff lacking welcoming smiles and awesome customer service? Anyways, I'm giving a review based on the yummy dishes. Will order again..

Tim HoWan used to be a successful franchise in Hong Kong and Japan, no question for food consistency. Even the Las Vegas location has 4 stars review, why this location only carry 3 stars ??? Must be BAD SERVICES !!! Just starts with the " no smile" hostess. Job performed but with a really bad attitude. That's also reason why they are the last restaurant to fill up in that busy plaza. If you are the boss, please either get rid of her or supervise and train her the right way to treat your guests, otherwise she kept kicking your money away at the door!!!! When my kids and I at the bathroom waiting to wash our hands, she was standing in front of the mirror blocking us at least for 3 mins ! The Chinese male server in black shirt like just wake up, he didn't like anyone to call for him, his attitude like "why you tell me what to do" He responded with a " I don't care" face and walked slowly towards you ! What the heck ! Great appreciation to the supporting team! Food runners are all nice but not good enough for us to come back again !

I recommend their hao gao, sticky rice in lotus leaf and loveee their bbq pork buns. (Cue the drooling). So good!

We visited the restaurant during their happy hours to try their Dim Sum. The place was very clean and not crowded at around 4:30 pm. The waitress was polite and helpful. Happy hours are from 3:00 to 6:00 pm every weekday. During happy hours Dim Sum are about 15-20 % off their regular prices but restricted to only 35/40 % of the list of items in the regular menu. The ones we ordered were mostly OK except for the pan fried noodle which was subpar. Overall it was just fine, not exceptional.

When Tim Ho Wan first started it was really mediocre (they had alternating beef, shrimp, and bbq rice roll so you can't try them all the same day). Plus the food was just not good. Now, they definitely changed- food is much better! (Altho it still does vary day to day) and they finally have the whole menu items available - so now it's run much better. I like going during happy hour to get the discounts!

Another reviewer was dead on about their to go. Staffs stand in the back talking away while my to go was ready and sitting in the back. As for the food, it's terrible at best. Noodles were dry, chicken feet was not cooked, siu mai was oily and bland and lo mai gai was mush. Panda Express is better!First and last time here.

Service was good and fast, and they're very friendly. I was disappointed though they didn't have XLB in their menu! This is a dim sum restaurant after all..Also, the bathroom sink was both clogged. It was a mess.

The first mistake I made is this is not a Michelin star rated restaurantโผโผโผ The people that work there are great no problem. The food is horrific we ordered yellow noodles with beef brisket. The noodles had no flavor they just give you a bunch of big pieces of potato. The only thing we liked were the chicken and dumplings dipped in the sauce of the cucumber salad .

Even their famed bbq pork buns were mushy inside. Their bean curd wrap, congee, and fried noodles were very bland. As a lifelong cantonese dim sum eater, I definitely won't be going back.

Service was really lacking, and it was definitely not a busy day at all. Maybe that should have been our first clue, that dim sum at 11 AM wasn't crowded. I joined my party after they started, and they had initially told the server someone else was coming, and I still was never offered utensils, or a plate. I had to ask for chopsticks, and used a plate from one of our dishes. No one offered to clear off empty serving dishes, even when our table was getting full. There just appeared to be a lack of intuitive service, and very different from any other dim sum place we've been. The food was mostly OK, but not amazing, and any dish with rice noodles was a too soft/squishy consistency. Not the worst experience, but definitely not the best.

We had a wonderful time sitting at the bar and join great food and then Linda brought us some amazing pork buns.I love how friendly they are out here and I would recommend you ask for her while she is working hard behind the bar

Got take out on a Tuesday afternoon, the take out section had its own convenient entrance and the service person was nice and helpful. I got BBQ pork noodles and Siu Mai. The food smelled so delicious I couldn't wait to get home to eat. The noodles tasted like unseasoned spaghetti noodles so I don't know where the aroma of deliciousness was coming from and the BBQ pork was so dry and chewy I threw them away. The Siu Mai was very greasy and the pork might have been a little passed it prime. Over all wouldn't go back.
